To all VB owners
Follows is my “Presidents Report” for 2024 on behalf of Villas Bahias Condominios.
Accomplished tasks:
- The garbage bin is smaller with twice weekly pickup to reduce odor. The cumbersome uncovered barrels, inviting vermin, have been removed. A proper concrete pad, protecting the waterline underneath the street side of the building on trash removal days, has been completed, and a solar powered motion light and handrail are in place.
- Security Cameras and signs are in place.
- Pool maintenance occurs regularly. Miscellaneous repairs on leaking and malfunctioning pumps have been made, and a modern LED lighting system has been installed. There was damage to the pool deck from a recent water pipe rupture following city water supply pressure upgrades. This has been repaired along with other underlying issues.
- Sweeping and mopping of both common areas and cleaning of elevators now occur regularly by the onsite contractor hired by Premier. This task was previously intermittent.
- Modifications to the plumbing of tinacos in VB 2 and pressure tank repair were completed. There is now redundancy of the pumps such that a failure of one will allow pressure to the building to continue. This is separate from the ongoing issue of water supply from the city, which is beyond control of everyone but the city water company.
- Landscaping, including watering and trimming, is now occurring on a scheduled and regular basis and not in reaction to appearance, as was the case before. We have regular cleaning of the bathroom at the pool, cleaning of the parking areas and garbage area per the contract laborer provided by Paradise.
- Repair of the decaying internet hubs to improve the reliability of service has been performed. A one-time charge of $500 MXN is payable to Paradise from each owner for this service. Please be sure you have a recent modem in your unit to take advantage of this upgrade.
- Repairs to several leaking balconies and corresponding ceilings have been performed and more are ongoing.
- Efforts to repair and paint the security screen doors and the utility cabinet doors at individual units are ongoing. Please report a request to Paradise if you have need for this to be performed.
- Finally, the on-site employee has been replaced by contract labor. Although there was significant cost to this separation, due to Mexican labor laws, there will be greater flexibility to obtain labor specific to needs based on cost and skill sets. This will improve our infrastructure in the long term. The cost of this is identical or less to the “full time employee,” and will prevent severance outlays in the future.
Note that the above tasks were completed after many hours of labor on the part of your board and monitoring committee, as well as other active owners who reside here. Furthermore, the change to a new facility manager, Premier, has been invaluable.
Regretfully, due to timing, other travel plans and commitments in the United States, I will be unable to serve as VB HOA president in the coming year, and hereby resign from these duties. Furthermore, I am suffering unforeseen responsibilities and scheduling conflicts here in the US and will likely not be attending the Villas Bahia AGM for 2024. I believe, however, that the table is set for the next board members to have a much-improved experience, due to several issues with the property now behind us, and with the excellent service being provided by Paradise on behalf of our community.
